How much do extensions/ additions cost in Sydney in 2025?
The cost of extensions also depend on multiple factors such as location, complexity of works, quality of materials and square meterage.
But again we have a useful formula that we use to get a ballpark figure. In terms of square meter costing for ground floor home extensions, you can expect to pay in the region of:
• $1200 – $1600 per square meter for brick veneer.
• $1300 – $1700 per square meter for full brick.
• $1500 per square meter for timber frame.
If you’re adding another level to your home, you can expect to pay 50% more than a single story extension. So approximately:
• $1800 – $2400 per square meter for brick veneer.
• $1950 – $2550 per square meter for full brick.
• $2250 per square meter for timber frame.
Are there Extension/ Addition Budget guidelines I should know?
Ideally speaking and similarly to structural renovations, extensions and additions budgets can range from 10% up to 40% of the current property value. So if using the same current median cost of a Sydney home, an extensive structural renovation could cost between $120,000 and $480,000.
This of course is also subject to the quality of materials used, the scope of works and the desired finish (be it a budget, midrange or high-end renovation).
Additionally, an extra 10-20% on top of the extension/ addition cost should always be budgeted for as a contingency plan for any works that are unforeseeable before beginning demolition.
How much does it cost to extend in Sydney in 2025?
Extension and addition costs can be complicated, but we use a broad formula which lets us hone in on a ball park figure.
As a general rule of thumb in terms of square meter costing, an extension in Sydney will range from $750 – 3,000 per square meter.
But depending on the size of your home, the quality of materials used the cost per square meter can fall above or below this range.
Is remodelling and renovating the same thing?
The terms remodelling and renovating are often used interchangeably, while both do refer to making improvements/ alterations to an existing house, technically speaking they refer to 2 different types of construction. The definition of renovation means “to improve or restore to a good state of repair.” While the definition of remodelling is “to change the structure or form of a building or house”.
CAN i employ my own trades for my renovation?
An average renovation will require 8-10 specific trades to complete. If you have the contacts, we suggest taking extra care when layering and scheduling each. Because any overlapping, or unreliability can cause a cascade effect that will potentially blow out an entire renovations timeline and budget.
