Cost to renovate in Sydney in 2025
Renovation costs can be complicated, but we use a broad formula which lets us hone in on a ball park figure.
As a general rule of thumb in terms of square meter costing, a renovation in Sydney will range from $750 – 2,500 per square meter.
But depending on the size of your home, the quality of materials used and if we are adding/ removing walls, or building any extensions/ additions the cost per square meter can fall above or below this range.
Extensions/ additions cost in Sydney in 2025
The cost of extensions also depend on multiple factors such as location, complexity of works, quality of materials and square meterage.
But again we have a useful formula that we use to get a ballpark figure. In terms of square meter costing for ground floor home extensions, you can expect to pay in the region of:
• $1200 – $1600 per square meter for brick veneer.
• $1300 – $1700 per square meter for full brick.
• $1500 per square meter for timber frame.
If you’re adding another level to your home, you can expect to pay 50% more than a single story extension. So approximately:
• $1800 – $2400 per square meter for brick veneer.
• $1950 – $2550 per square meter for full brick.
• $2250 per square meter for timber frame.
Renovation Budget guidelines
Ideally speaking, a cosmetic renovations budget is around 10% of the current value of a home. So with the average Sydney property currently sitting at around $1,200,000. A full home renovation will cost around $120,000.
Whereas for a structural renovations budget, that number can range from 10% up to 40% of the current property value. So if using the same current median cost of a Sydney home, an extensive structural renovation could cost between $120,000 and $480,000.
This of course is also subject to the quality of materials used, the scope of works and the desired finish (be it a budget, midrange or high-end renovation).
Additionally, an extra 10-20% on top of the renovation cost should always be budgeted for as a contingency plan for any works that are unforeseeable before beginning demolition.
Difference between Remodelling and renovating
The terms remodelling and renovating are often used interchangeably, while both do refer to making improvements/ alterations to an existing house, technically speaking they refer to 2 different types of construction. The definition of renovation means “to improve or restore to a good state of repair.” While the definition of remodelling is “to change the structure or form of a building or house”.
Bathroom Renovations
The average bathroom renovation cost in Sydney is between $18,500 – $30,000 (design, supply and build). Which can skew to the lower or higher end of the scale based on your choice of fittings and products, the necessity of consent and the complexity of the works needed.
Generally bathroom renovations take between 3-4 weeks, from the date of commencing demolition. However this can take longer depending on factors such as supplier delays, unforeseen events and consent.
Kitchen Renovations
The average kitchen renovation cost in Sydney is between $20,500 – $35,000 (design, supply and build). This can skew to the lower or higher end of the scale based on your choice of cabinetry, appliances, fittings, products, the necessity for consent and the complexity of the works needed.
